SURPLUS Equity Partners is an investment and asset manager with a focus on real assets and enabling technologies.

 

Real Estate

We are an “Alpha” focussed investor and therefore only underwrite and execute transactions with active value creation potential. We consider real assets holistically and invest in different property classes and in different risk/return profiles with a focus on the European market. Previous transactions include traditional project developments and standing assets in mostly the residential, office and mixed use space.

Infrastructure

Today we face great ecological challenges. We are convinced that investments should make an important contribution to climate protection and sustainability. With our “asset heavy” investment strategy, we provide capital to advance ecologically valuable technologies such as renewable energy and water treatment. Investment focus lies on the European market with some existing exposure in North America. Our approach to infrastructure asset development and operations is alpha-focused.

Enabling Technologies

Our understanding of technology and innovation allows us to invest successfully across all verticals. We create sustainable value in the core areas of real estate and infrastructure, but also with our direct investments in companies within the “Enabling Technologies” vertical. Whether investment sourcing or portfolio management, enabling technologies allow us to increase efficiencies and thereby create synergies along the value chain.

We see ourselves as the source of ideas for tomorrow and view today’s challenges in the real estate and infrastructure industry as a great opportunity.

Real Estate

Acquisition of a portfolio of more than 1,000 period and neo-classical apartments in Berlin in a JV with PineBridge Benson Elliot and Fundament Advisory – an Edmond de Rothschild REIM company.

Infrastructure

Together with an experienced international project partner, we are successfully developing onshore wind farms across several locations in Germany.

Our Team

Sebastian A. Lüdke

Founding Partner
Managing Partner

Sebastian is Founding- and Managing Partner of SEP. He has almost 10 years of experience in real estate, infrastructure, investment banking and private equity.

Before founding SEP, he worked as an investment professional at Partners Group, a private markets investment manager based in Switzerland. Before that he was a Consultant with the Principal Investors & Private Equity (PIPE) Task Force at the Boston Consulting Group (BCG) in Munich and prior to that an Analyst in the Mergers & Acquisitions department at UBS Investment Bank in London.

Sebastian holds a BSc (Hons) in Business Studies from Cass Business School in London, and an MPA from Columbia University in the City of New York and the London School of Economics and Political Science in London.

Sabine Rödig-Brauch

Investment Director

Sabine has over 25 years of experience in alternative investments and fund-of-fund investments as well as in product structuring and capital raising.

Marlena Büschl

Investment Manager

Marlena has more than four years of experience in venture capital and consulting. As an investment professional, she is responsible for SEP’s Enabling Technologies investment portfolio. Before joining SEP, Marlena gained experience in investment banking and consulting in London, New York and Hong Kong.

Marlena holds a BSc in Business Administration and Computer Science from the Technical University of Munich and a Masters in Management from the London School of Economics and Political Science.

Alice Schenato

Investment Associate

Alice has more than four years of experience in real estate and investment banking across Europe. Before joining SEP, Alice was an Associate at Blackstone, where she was involved in underwriting and structuring real estate debt investments across Europe. Prior to Blackstone, Alice worked in the Real Estate Financing Group at Goldman Sachs.

Alice holds an MSc in Financial Analysis from London Business School and a BSc in International Economics and Finance from Università Bocconi. 

René Giese

Investment Associate

René has more than four years of experience in start-up development, investment banking and consulting. As Investment Associate, René’s focus is on infrastructure investments. Prior to joining Surplus Equity Partners, he was a Corporate Finance & Strategy Professional at Pacifico Renewables Yield AG, where he was in charge of the company’s stock listing and the execution of its growth strategy.

René holds a B.Sc. in Business Administration & Economics and M.Sc. in Finance from the University of Hohenheim.


Franziska Adler

Investment Associate

Franziska has more than five years experience in  the field of Real Estate Private Equity Investments in Asia- Pacific and Project Management. Before she joined the SEP team as an Investment Analyst she undertook several development projects in Australia and Japan and worked as a Property Manager in Sydney.

Franziska holds a BSc in Property Economics from the University of Technology Sydney.

Christoph Maier

Investment Analyst

Before his start at SEP as an Investment Analyst, Christoph graduated in Management and Computer Engineering (B.Sc.) from the Technical University of Munich.

Before, he already gained experience in the field of Real Asset Private Equity as well as economic research. In addition, Christoph has a degree in Economics (B.Sc.) from Ludwig-Maximilians-Universität.

Leonie Harder

Working Student

Leonie is a student at LMU Munich and will finish her business studies in early 2024.

She has gained some first experiences in Real Estate at JLL and in Investment Banking at UBS in London.

Simon Wurth

Visiting Analyst

Simon holds a B.Sc. in Industrial Engineering from the Karlsruhe Institute of Technology.

During his studies, he worked at the Chair of Financial Engineering and Derivatives, among others, and gained valuable experience at PwC in Corporate Treasury Solutions.

Katrin Haffner

HR Manager

Katrin is part of the operational team and in particular looks after all HR issues at SEP.

Kerstin Lippuner

Assistant

Kerstin is the person of contact for the administration of the investment companies and in particular looks after the commercial side of the SEP projects. She also supports the management with a focus on infrastructure.

Ralf Büschl

Advisor

Ralf Büschl is Chairman of the Advisory Board of the BÜSCHL Group of Companies.

Ralf has over 35 years of experience as a real estate developer and investor. Previously, Ralf was the management of the Büschl Group.

Today, the BÜSCHL group of companies focuses on building law and project development and is one of the leading project developers in Germany, especially in the Munich metropolitan region.

Dr. Alexander Schätz

Advisor

Alex is the spokesperson for the Executive Board and a member of the Shareholders’ Advisory Board of the BÜSCHL Group of Companies. He is primarily responsible for the development of a long-term business strategy as well as for all financial topics.

Previously, Alex held various positions at UniCredit Bank AG, most recently Head of Lending for the entire real estate business.

Bernd Glönkler

Advisor

Bernd is a founding partner of SURPLUS Equity Partners.

He has been active as an entrepreneur in the areas of family office, finance and real estate for over 25 years.

He is the founder and managing partner of NOVETHOS Family Office GmbH.

Sven Stebinger

Advisor

Sven is CEO of the Novethos Family Office GmbH in Munich.

He has been part of Novethos for 14 years. In 2017, Sven became Head of the Family Office as well as a member of the Executive Board of Novethos. Here he took responsibility for personnel and the operational development of the Family Office division as well as corporate strategy issues.

In 2020, Sven became Managing Director of Novethos Family Office GmbH.

Lars Kreutzmann

Advisor

Lars has almost 20 years of experience in real estate and private equity and has invested more than € 5 billion in over 50 transactions.

Before founding SEP, he was Head Private Real Estate Europe and was responsible for the European real estate investment business at Partners Group, a private market investment manager with more than € 120 billion AUM. In this role he was a member of the Real Estate Investment Committee, which made decisions on transactions in Europe, the USA and Asia. Prior to Partners Group, Lars held senior positions at Lenwood Capital, Elystan Capital and Lehman Brothers.

Lars holds an MBA from INSEAD and is a CFA charterholder.
